Mountain View still has a huge stock of single-story ranches from the 1950s and 1960s. The kitchen is a small room at the back, the bath is original, and the family room was an add-on or a converted garage. That is the remodel we do most often here.
Old Mountain View cottages near Castro are a different scale: tight side yards, older windows, and a house that should stay looking like it belongs on the block. Cuesta Park and Waverly Park give you more lot, which is where a real addition starts to make sense.

The houses
Ranches, cottages, and a few Eichlers
Old Mountain View and the streets just off Castro are cottages and small houses. Storage, a workable kitchen, and a bath you can turn around in matter more than a grand stair.
Cuesta Park, Waverly Park, and Rex Manor are the family ranches. Many still have the original galley or L-shaped kitchen and a single hall bath doing too much work.
Monta Loma is an Eichler neighborhood. Low roofs, post-and-beam lines, and atrium light are the point of the house. Slater, Whisman, and Shoreline West mix 1960s and 1970s houses with newer infill. We match the scope to the structure that is actually there.
What we run into
Beams, panels, and second stories
Opening a ranch kitchen almost always hits a bearing wall. The beam can be hidden in the ceiling if the joists allow it. If they do not, you will see a soffit, and we would rather tell you that with a tape measure than with a hole in the drywall.
Original 100-amp panels are common. A new kitchen with a modern range, plus a bath, plus anything electric you add later, needs the panel in the scope. Same for galvanized or early copper supply lines that have already been patched once.
A second story on a single-story tract house is not a framing exercise alone. The foundation was often poured for one level. We look at that, and at Mountain View's planning rules for height and neighbor windows, before we price the addition.

Baths that are gutted to the studs, with new tile and a rebuilt shower, often fall between $40,000 and $90,000. An addition that needs a new foundation is a different project: plan on roughly $500 to $800 per square foot, and more if the soils or the existing foundation force extra engineering.
Interior remodels in Mountain View often take about three to six months from the visit to the walkthrough when the permit is straightforward. Additions run longer because the building division and the structural drawings sit on the critical path.
Can you open my ranch kitchen to the family room?
Usually, with a beam sized for the span. We check the wall, the ceiling joists, and the panel on the first visit so the layout you want is one the house can hold.
Do you remodel Eichlers in Monta Loma?
Yes. We keep the post-and-beam structure and the low roof in the plan. Plumbing moves in a slab house are priced as slab work, not as a cabinet swap.
How much is a bathroom remodel in Mountain View?
A full primary bath is often $40,000 to $90,000 depending on tile, glass, layout, and whether the plumbing has to move. A hall bath with the same fixture locations costs less.
Who pulls the permit?
We do. Mountain View inspections are scheduled as the phases finish, and you get a crew that is used to waiting for the inspector instead of covering work early.
