Redwood City is home base. The office is on Topaz Street, so a site visit here is usually the shortest trip we make. Most calls are not for a bare lot. They are for a house that already has a family in it: a closed 1950s kitchen, a bath that was last touched when the house was built, or a rear yard that could hold one more room.
We also take ground-up custom homes when the lot and the city process support it. Planning, design, and engineering sit in the same job as the build, which matters when Redwood City asks for drainage, soils, or a second-story study before anyone orders lumber.

The houses
Neighborhoods we already know how to walk
Downtown, Centennial, and the older blocks toward Middlefield are mostly bungalows and small-lot houses. An addition has to respect the side yard, and the crew needs a plan for parking because the street will not absorb a dumpster and three trucks without a thought.
Friendly Acres, Palm Park, Roosevelt, and Mt. Carmel are full of postwar ranches and split levels. The common request is to open the kitchen to the living room and replace a hall bath. Many of those houses still have the original electrical panel.
Emerald Hills, Farm Hill, and Eagle Hill sit on slopes. Drainage, retaining, and the way a new foundation ties into the hill are the real job, before anyone picks a cabinet. Redwood Shores is different again: newer houses, townhome rules, and HOA limits on anything you can see from the street. Interior work is usually the right scope there.
What we run into
Problems that show up in Redwood City houses
Pre-1970 kitchens were built as a separate room. Taking the wall out often means a beam, and sometimes a post you did not want in the middle of the new room. We look at that on the first visit, not after demolition.
Hillside lots collect water against the uphill wall. A remodel that ignores the grade will show up later as a damp slab or a stuck door. Grading and drainage are part of our new-home and addition work for that reason.
Older downtown houses can hide plaster over lath, galvanized supply lines, and panels that were never meant to feed a modern kitchen. We price the upgrade with the pretty work so the budget is not surprised in week three.

A kitchen that changes the layout, with new cabinets, stone, and the electrical that goes with a real cook's kitchen, commonly lands between $90,000 and $250,000 on the mid-Peninsula. A primary bath is often $40,000 to $95,000. A room addition is often in the range of $500 to $800 per square foot once engineering, foundation, and finishes are included. Steep lots in Emerald Hills sit at the high end because of access and drainage.
A kitchen that stays inside the existing walls is often three to five months from the first visit to the final walkthrough, including city review. An addition takes longer. Redwood City plan check on a simple interior remodel can be a matter of weeks. A second story or a hillside addition needs engineering and usually a longer review.
